Resort District – South Padre Island’s resort district is home to the island’s largest and most luxurious condominium developments as well as the most popular nightlife, high-end restaurants and the Schlitterbahn Water Park. The resort district is all about rentals, including properties that offer hotel-style amenities. The area is heavily tourist oriented and boasts plenty of open land for more building. A good place to invest in rental properties.
North End/Retirement Area – The North End caters to an older more sedate crowd and features large, lovely beach homes in new urbanism-style communities, as well as the Los Corales condominium towers. There are few short-term rental opportunities and no night life — residents on the North End like it quiet.
Beachfront – South Padre’s beachfront features beautiful oceanfront condo towers. This is a typical second-home vacation market with a mixed community of renters and full-time residents. These homes range from $100,000 to several million dollars. A significant number of condos are owned by Mexican nationals who rarely occupy them.
Bayside – The island’s bay side features a bulkhead that protects a community of high-end beach homes whose amenities rival those of beachfront properties at a lower price per square foot. The area boasts a number of restaurants as well as a marina and a midrise condo tower Las Marinas. Zoning allows short-term rentals in some parts of the island’s community.
